Estate Cleanouts, Repairs & Getting a House Ready to Sell

Forty years of belongings. A garage nobody's opened since 2009. A to-do list that keeps growing. I help families across Greater Phoenix figure out what actually needs doing before a sale, and I connect you with local pros for the heavy lifting.

The Order That Usually Works

  1. Pause and photograph. Before anything leaves the house, photograph every room and anything of value. If it's an estate, check with the personal representative or trustee first. Belongings are part of the estate too.

  2. Family picks first. Give heirs a clear window to take keepsakes, and write down who took what.

  3. Estate sale or buyout. For houses with furniture, collectibles, tools, or vehicles, an estate-sale company may run a sale or offer to buy the contents. For houses with less, consignment or donation may make more sense.

  4. Donate. Many local charities pick up usable furniture and household goods.

  5. Junk removal & cleanout. Whatever's left goes to a hauler. Get a written quote based on volume.

  6. Deep clean. Usually worth it. Buyers' first impressions are cheap to improve.

  7. Repairs & curb appeal. Only the ones that pay for themselves (see below).

  8. List, or sell as-is. Compare the two before spending a dollar.

What's Worth Fixing Before You Sell?

Short answer: less than you think. I'll walk the house with you and sort items into three piles:

Usually worth it

Cleaning, trash-out, fresh neutral paint where it's needed, basic landscaping and weed control, replacing burned-out bulbs and broken fixtures, fixing small leaks.

Sometimes worth it

Flooring in rough shape, dated light fixtures, minor roof or AC repairs that would scare a lender or inspector, pool cleanup.

Usually not worth it before a sale

Full kitchen or bath remodels, additions, big-ticket upgrades with long timelines. Buyers will price those in anyway.

Every house is different. I'll show you the likely sale price as-is versus after light prep so you're deciding with numbers, not guesses.

Live Out of State? I Can Be Your Local Point Person.

Many of the families I work with live in another state. I can help coordinate access for vendors, check on progress, send photo and video updates, and keep all the heirs on the same page, so you're not booking flights to meet a junk truck. Approvals and payments stay with you, the estate, or the trustee.

Who Does What

Me (your REALTOR®)

  • Walk the house and tell you which prep is likely to pay off in the sale, and which isn't

  • Help you sequence the work around the listing timeline

  • Coordinate access and send updates when you're out of state

  • Share names of local pros on request

  • Price, list, and sell the home

The pros you hire

  • Estate-sale company or liquidator: prices, sells, or buys out belongings

  • Junk removal and cleanout crews: haul and clean out

  • Licensed contractors and handymen: repairs, permits, warranties (verify at the Arizona ROC)

  • Cleaners, landscapers, pool services: the hands-on work

  • Attorney or the personal representative or trustee: approving estate spending and who keeps what

I'm not an estate liquidator or a contractor. You choose and contract with them directly. I don't receive referral fees from service providers.

Frequently Asked Questions

Should I clean out the house before listing it?

Usually, yes. An empty, clean house photographs and shows better. But some buyers, especially investors, will buy with belongings left behind. I'll tell you which buyer pool your house is likely to attract.

Who pays for the cleanout and repairs on an inherited house?

It depends on how the estate or trust is set up. Often the estate or trust pays, or an heir pays and is reimbursed. Your attorney or the personal representative or trustee decides. I can help get written quotes so everyone sees the numbers.

How long does an estate cleanout take?

It ranges from a few days to several weeks, depending on how full the house is and whether there's an estate sale. We'll plan the listing around a realistic timeline.

Do I need a licensed contractor?

For most repair work, check the contractor's license and complaint history with the Arizona Registrar of Contractors before hiring. See our Resources page for the "what to ask" checklist.

Do you serve my area?

I work throughout Greater Phoenix, with lots of homes in Goodyear, Buckeye, Surprise, Avondale, Litchfield Park, Waddell, and Phoenix.
